Partnership & Property Scout Criteria: 
Here's How It Works!

 

It's fairly simple:


1)  Find deals ANYWHERE in the United States regardless of whether you live near the property or not.  You can "scout" a property deal anywhere in the country and NOT physically live there.  For partnership deals, you will have to live locally to the property (within a 60-mile radius) since you will be providing management as your portion of the partnership agreement.


2)  The deal has to be a commercial or residential-commercial property ONLY.  It CANNOT be raw land, hotel property or self-storage (because we build those from scratch not buy them from sellers), residential properties, short-sale/distressed deals, or deals with assumable loans.


3)  Minimum price to finance the property (loan size): $1,000,000.  Assuming that we are getting an 80% LTV, you CANNOT bring us a deal with an asking price that is LESS than $1.25 million.  Max deal:  $4.75 million.


4)  The max down payment will be 20% cash or we may use part of the owner's equity in the form of DPA/Buyer's Repair Credit.  Therefore, you NEED to find out how much equity is in ANY deal that you bring to the table.


5)  Completed CFE (Cash Flow Evaluator) must be submitted in EXCEL FORMAT ONLY (No PDFs or other file formats).  The CFE will be provided.  Actual numbers MUST be presented.  (No "proforma" numbers.)  A current rent roll is required.  Three-years income/expenses MUST be available (but not required at submission).  Therefore, if an owner owned the property for only 2 years or less and doesn't have 3-years income/expenses for the due diligence phase then we WON'T do the deal.


6)  An 85% or higher occupancy is required.  A building with anything below 85%...even 84% or lower will NOT be considered unless it's an REO (foreclosure) deal.  Foreclosure properties require at least 1 occupant residing on the property as  tenant.


7)  The referral fee may be anywhere from 2% to 5% depending on how valuable the deal is, what the future potential is, and how outstanding the property is (or can be after rehab).  This also depends on how many which investors I will have to bring in the deal and what they generally pay for property scouted deals.


8)  You can also submit deals as a "property scout" or "bird-dog" for a referral fee to Andrew Shaw (our star student who makes $74,000 per month in passive income); you get up to 1 Andrew Shaw submission per month and it should be for "commercial-commercial" property deals only.


9)  You must adhere to the "rule" of a cash flow that equals $25,000 per $1 million in asking price annually.


10)  We will not sign any CAs or non-disclosure agreements you may submit on behalf of any deal you are working on.
